Title deeds, sale agreements and receipts sit in envelopes and old phones. When you need them, a flood, a move or a borrowed file has taken them.
A fence shifts a metre a year, a beacon disappears under a new road. Without a measured record, it’s your word against your neighbour’s.
Children often learn where the land is, and what proves it’s theirs, only after it’s too late to ask. A shared record keeps the family on the same page.
How it works
Stand at each beacon with the Ploti phone app and tap: GPS records the corner. Not on site? Draw it on satellite imagery, or type the coordinates from your survey map.
Snap or upload the title deed, sale agreement, search certificate and receipts. Each one is filed against its parcel, with its date and where the original is kept.
If anyone on Ploti maps a boundary that crosses yours, you get an SMS. Share a parcel, view only, with your advocate, surveyor or family, and see each time they open it.
Features
Ploti checks every new boundary against the others on record. When two cross, both owners are told how much land is affected, and on which side, without naming anyone.
Title deeds, agreements, search results and receipts, filed by parcel and searchable. Download everything as one file whenever you like.
Give your advocate, surveyor or a relative a view of one parcel, with or without its papers. Stop sharing any time; every visit is logged.
Mark each parcel by what it is to you, and see it in that colour on the map.
Every corner named B1, B2… and every side measured in metres, with the area in acres and hectares. The numbers your surveyor speaks.
Your parcels are seen by you alone until you share them. Sign in with an SMS code, see every device signed in, and sign them out.
Overlaps, a new device signing in, the first time someone opens what you shared: you hear about it by text, on any phone, smartphone or not.
Manage everything from any computer today. The Android and iPhone apps for walking boundaries on site are on the way.

Good to know: Ploti is your own record of your land. It doesn’t replace your country’s land registry, an official search or a licensed surveyor, and it helps you work with them.
Ploti started in Kenya, and everything works there today, including county names, M-Pesa and Airtel Money. You can sign in from abroad with a mobile number from 38 countries, including the UK, US, Canada, the Gulf, much of Europe and East Africa, and pay by card. Local payments and local details for other countries come next. Tell us where you’d like Ploti at hello@ploti.co.ke.
No. Ploti is your private, organised record: where your land is, what it looks like and the papers that prove it. Official ownership is still recorded by the government land registry where the land is, and you should still do an official search before you buy.
A phone’s GPS is usually within a few metres in open ground, and Ploti records the accuracy of every beacon. That’s enough to see the shape and size of a plot and to spot overlaps, but not a replacement for a surveyor’s measurements.
Only you, unless you share a parcel. Shares are view only, can include or leave out documents, and can be stopped at any time. When an overlap is found, the other owner is told about the overlap but not your name or number.
To walk a boundary on site, yes. You can also draw a parcel on the map or type in coordinates from the web app on any computer. Alerts come by SMS, so they reach any phone.
You go back to Free. Nothing you stored is deleted: you keep every parcel and every document, and simply can’t add more than the Free limit until you upgrade again.
Yes, with the legacy plan in Plus and Family. You name who receives which parcels and leave each a note. When someone reports your passing, you get a text and 14 days to say you’re alive; Ploti checks the death certificate, and only then do your heirs receive the records. They never pay to receive them.
Start with one plot. It takes about five minutes, and it’s free.
